Overview

LMI is seeking a highly skilled and experienced Facility Condition Assessor to join our team. You will be responsible for conducting comprehensive assessments of federal facilities within the Washington Metropolitan area on behalf of our government clients. This position provides subject matter expertise in a variety of facility condition assessor services.

Current TS clearance required; candidate must be willing to work in National Capital Region.

Responsibilities

The candidate will be responsible for conducting comprehensive Facility Condition Assessments (FCAs) for our federal clients’ facilities. These assessments will involve thorough, non-invasive visual inspections of the entire building, both exterior and interior, along with the adjacent grounds, building components, and existing operational support systems. The FCAs will document the current facility conditions, determine the remaining effective useful life, identify deficiencies, and associated cost estimates.  Specific activities include:   

  • Inspect and document the condition of building envelopes, structural components, mechanical (HVAC), electrical, and plumbing systems, fire protection, and other facility components. 
  • Identify and document deferred maintenance, repair needs, and potential safety hazards. 
  • Prepare detailed reports outlining findings, recommendations, and cost estimates for necessary repairs, improvements, or replacements. 
  • Coordinate with facility managers, engineers, and other stakeholders to ensure accurate and comprehensive assessments. 
  • Maintain up-to-date knowledge of building codes, standards, and best practices related to facility management. 
  • Perform functional assessments and update asset inventories in conjunction with the FCA.  
  • Travel within WMA to conduct FCA activities.

 

Qualifications

Required Qualifications

  • Bachelor’s degree or higher in Architecture or Engineering (Civil, Electrical, Mechanical, or General). A high school, vocational school, or trade school diploma plus five years of relevant work experience may be substituted for degree requirements.
  • Familiarity or ability to learn the BUILDER SMS application.
  • A minimum of 6+ years of federal facility management experience encompassing all phases of the facility lifecycle process—planning, programming, design, construction, and operations.
  • Experience with large-scale Computerized Maintenance Management Systems (CMMS) such as Archibus, Maintenance Connection, MAXIMO, TRIRIGA, etc.
  • Demonstrated experience using Microsoft Office Products (Excel, PowerPoint, Word, Project).
  • Demonstrated experience handling multiple, demanding, and complex tasks in a timely manner with accurate results.

*This position requires an active TS clearance*

 

Desired Qualifications

  • Experience with federal facilities and familiarity with federal regulations and standards.
  • Experience with Maximo, Maintenance Connection, Tririga or similar enterprise asset management (EAM) software. 
  • Experience with BUILDER Sustainment Management System (SMS) 
  • Certification as a Certified Facility Manager (CFM) or a related professional certification. 

Target salary range: $104,661 - $184,203
